Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
Is there a website for houses for sale by owner?
Yes. Homes for sale by owner may be marketed through online property websites, but sellers should consider how listing visibility, buyer inquiries, paperwork, negotiations, and closing support will be handled. AZ Real Estate Menu offers a flat-fee listing service with professional photography and distribution through MLS, Zillow, Realtor.com, Homes.com, and more than 1,000 websites.
How does the $990 flat-fee listing service work?
The service provides full seller representation through closing for as low as just $990. It includes professional listing photography, marketing distribution, a dedicated transaction coordinator, and negotiation support. If our marketing finds the buyer, the fee is 1% in total instead of the $990 — never both. Exact transaction terms should be reviewed during consultation.
What is included with an Arizona home listing?
The listing service includes professional photography, a yard sign, a lockbox, MLS distribution, and syndication to Zillow, Realtor.com, Homes.com, and more than 1,000 websites. Sellers can also receive a comparative market analysis, pricing strategy guidance, transaction coordination, and support with offers, counteroffers, inspections, and repairs.
Can sellers get help deciding whether to make repairs or sell as-is?
Yes. Sellers can receive guidance on whether repairs may be appropriate before listing or whether selling the property as-is may better suit their situation. The service also provides pricing strategy guidance and a comparative market analysis, helping homeowners evaluate their property’s market position before making listing decisions.
Does the service include negotiation support?
Yes. Expert negotiation support is included for offers, counteroffers, inspections, and repairs. This gives sellers experienced representation during key stages of the transaction while a dedicated transaction coordinator helps manage paperwork and deadlines through closing.
What information is used to price an Arizona property?
Pricing guidance includes a comparative market analysis and a broader discussion of the property’s market position. Sellers can use this information to develop a pricing strategy before listing. Property condition, repair considerations, comparable properties, and the preferred selling approach can all be discussed during the consultation.
What other selling options can Arizona homeowners compare?
Homeowners can compare a traditional listing with alternatives such as the $990 flat-fee representation option and Homes 2X cash offers. AZ Real Estate Menu also provides no-obligation cash-offer reviews and side-by-side discussions focused on identifying the option that may produce the best net result.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
