Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
How can I sell my home by owner in Maricopa AZ?
You can market the property independently or compare that approach with professional seller representation. AZ Real Estate Menu offers pricing guidance, a comparative market analysis, professional photography, yard sign and lockbox support, MLS distribution, negotiation assistance, and transaction coordination through closing. A consultation can help you evaluate whether a flat-fee listing or another selling option fits your objectives.
What does the $990 flat-fee listing service include?
The service provide full seller representation through closing for as low as just $990. Included support covers a free consultation, comparative market analysis, pricing strategy guidance, professional listing photography, MLS and online listing distribution, a dedicated transaction coordinator, and negotiation support for offers, counteroffers, inspections, and repairs. If our marketing finds the buyer, the fee is 1% in total instead of the $990 — never both.
Can I sell my home as-is?
Yes, sellers can discuss whether making repairs or selling as-is is the better strategy for their property. AZ Real Estate Menu provides pricing guidance and helps evaluate the possible effect of repairs, presentation, and market positioning. The appropriate approach depends on the home’s condition, competing listings, seller priorities, and the pricing strategy developed before listing.
How will my home be marketed?
Professional listing photography is included, along with a yard sign and lockbox. Listings are distributed through the Multiple Listing Service and platforms including Zillow, Realtor.com, Homes.com, and additional websites. This approach gives a seller professional presentation and broad online exposure while retaining access to representation, negotiation, and transaction coordination.
What is a comparative market analysis?
A comparative market analysis evaluates a property against relevant market information to support a pricing discussion. AZ Real Estate Menu provides this analysis as part of its seller guidance, helping homeowners consider a suitable listing price, possible repairs, and whether selling as-is may be appropriate. It is a practical starting point for making an informed marketing decision.
Who manages the paperwork and transaction deadlines?
A dedicated transaction coordinator manages paperwork and deadlines during the transaction. Seller representation also includes support through closing, while negotiation assistance covers offers, counteroffers, inspections, and repairs. This structure helps keep required documents and milestones organised as the sale progresses under Arizona real estate regulations.
Are there alternatives to listing my home traditionally?
Yes. AZ Real Estate Menu compares selling, cash-offer, and buyer-rebate options side by side. Homeowners may review a traditional listing approach, the $990 flat-fee representation service, or a cash-offer discussion based on their circumstances. A free consultation and comparative market analysis can help clarify the potential trade-offs, pricing considerations, and representation involved in each path.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
