Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
What's the best way to sell a home by owner?
The best approach depends on your property, pricing strategy, marketing needs, and comfort managing negotiations and transaction details. A flat-fee listing service can provide professional photography, broad listing distribution, pricing guidance, transaction coordination, and negotiation support while offering an alternative to a traditional commission structure. A consultation can help compare these options with a cash offer or a more conventional sale.
What does it mean when a house is for sale by owner?
For sale by owner, or FSBO, means the homeowner markets and sells the property without using a traditional listing agent. The owner generally takes responsibility for pricing, marketing, showings, negotiations, paperwork, inspections, and closing coordination. Some sellers use a flat-fee service to obtain professional listing exposure and transaction support while retaining an alternative fee structure to traditional commission arrangements.
What is the best FSBO site?
The best FSBO site is one that provides the exposure, tools, and support appropriate for the property and seller’s goals. Important considerations include listing distribution, professional photography, pricing guidance, buyer reach, compliance, and help with offers and closing steps. A listing service that syndicates to MLS, Zillow, Realtor.com, Homes.com, and other websites can provide broader visibility than relying on a single site.
How does a flat-fee real estate listing service work?
A flat-fee listing service charges an agreed fee for defined seller representation instead of relying solely on a percentage-based commission. The service may include a comparative market analysis, pricing strategy guidance, professional photography, listing distribution, a transaction coordinator, and negotiation support. The exact inclusions and any buyer-agent compensation should be reviewed before listing so the seller understands the full transaction structure.
What is included in the $990 listing service?
The $990 listing service includes full seller representation through closing, professional listing photography, distribution to MLS, Zillow, Realtor.com, Homes.com, and other websites, plus a dedicated transaction coordinator. It also provides negotiation support for offers, counteroffers, inspections, and repairs. If a buyer’s agent is involved, an additional commission applies according to the stated service terms.
Can sellers compare a listing with a cash offer?
Yes. Sellers can review a traditional or flat-fee listing approach alongside a personalized cash offer. The cash-offer process includes property research, valuation review, a no-obligation discussion of offer numbers, and flexible closing timing set by the seller. Comparing both paths can clarify differences in speed, certainty, marketing requirements, showings, resale potential, and expected proceeds.
What support is available during the selling process?
Seller support can include a free consultation, comparative market analysis, pricing strategy guidance, professional photography, listing distribution, transaction coordination, and negotiation assistance. Representation can continue through closing, with help addressing offers, counteroffers, inspections, repairs, paperwork, and deadlines. Sellers can also discuss whether repairs, an as-is strategy, or a cash-offer review better fits their property and objectives.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
