Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
What does it mean if a home says for sale by owner?
For sale by owner, or FSBO, means the homeowner is marketing and selling the property without traditional seller representation from a real estate agent. The owner may manage pricing, promotion, showings, negotiations, paperwork, and closing coordination independently, or choose selected professional services to support parts of the transaction.
How does the $990 flat-fee listing service work?
The service provides full seller representation through closing for as low as just $990. It includes professional listing photography, MLS and online listing distribution, transaction coordination, and negotiation support. If our marketing finds the buyer, the stated pricing is 1% in total instead of the $990 — never both.
Where are these for sale by owner house listings available?
The listing service is available for homeowners selling property in Arizona. Listings can be distributed through MLS, Zillow, Realtor.com, Homes.com, and additional websites. The service is designed for Arizona property owners seeking professional representation while considering an alternative to traditional commission structures.
What marketing is included with the listing service?
The service includes professional listing photography, a yard sign, a lockbox, and listing distribution through MLS, Zillow, Realtor.com, Homes.com, and more than 1,000 websites. These tools help present the home to prospective buyers while supporting broader online visibility than an owner-managed listing may provide.
Can sellers receive help deciding whether to make repairs or sell as-is?
Yes. Sellers can receive guidance when evaluating whether repairs may support the listing strategy or whether selling the property as-is is more appropriate. The service also includes a comparative market analysis and pricing strategy guidance, helping homeowners consider property condition, market positioning, and their preferred selling approach.
What support is provided after an offer is received?
Expert negotiation support is available for offers, counteroffers, inspections, and repairs. A dedicated transaction coordinator also helps manage paperwork and deadlines. Full seller representation continues through closing, giving homeowners professional assistance as the transaction progresses from accepted offer to completion.
Can I compare a listing service with a cash offer?
AZ Real Estate Menu offers options that can be compared side by side, including a home-listing option starting as low as just $990 and Homes 2X cash offers. A free comparative market analysis, pricing discussion, and no-obligation cash-offer review can help homeowners evaluate which approach may produce the best net result.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
