Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
What does “for sale by owner” mean?
For sale by owner, often abbreviated FSBO, means the homeowner manages the sale rather than relying entirely on a traditional real estate listing arrangement. Sellers may handle pricing, marketing, showings, negotiations, and paperwork themselves. Professional alternatives can provide selected or full representation while helping address pricing, marketing, transaction coordination, and closing requirements.
How much does the flat-fee listing service cost?
The listed service has a $990 flat fee for full seller representation through closing. If our marketing finds the buyer, the stated pricing is 1% in total instead of the $990 — never both. Commissions and fees are negotiable under standard real estate industry practice, so sellers should review the applicable terms before listing.
What marketing is included with the $990 listing option?
The service includes professional listing photography, a yard sign, and a lockbox. The listing is distributed through MLS, Zillow, Realtor.com, Homes.com, and more than 1,000 websites. This provides broader online exposure than a seller managing an isolated listing, while retaining a flat-fee representation structure.
Can I get help pricing my Sun Lakes home?
Yes. AZ Real Estate Menu provides a free comparative market analysis and pricing strategy guidance. These services are intended to help homeowners evaluate relevant market information and select a listing approach. Sellers can also discuss whether making repairs or selling the property as-is may be appropriate for their situation.
What support is provided after an offer is received?
The service includes expert negotiation support for offers, counteroffers, inspections, and repairs. A dedicated transaction coordinator helps manage paperwork and deadlines, while full seller representation continues through closing. The specific terms of representation and transaction responsibilities should be confirmed during the consultation.
Can I compare listing and cash-offer options?
Yes. AZ Real Estate Menu offers comparisons among selling through a listing, reviewing Homes 2X cash offers, and considering other available approaches. The company’s stated goal is to help clients compare options that may produce the best net result. A free consultation and comparative market analysis can support that discussion.
What are the benefits of professional seller representation?
Professional representation can provide structured pricing guidance, listing marketing, offer and counteroffer negotiation, transaction coordination, and support with inspections and repairs. It may also help sellers navigate Arizona real estate licensing and transaction requirements. Homeowners should compare the service scope, fees, and expected net proceeds before choosing an approach.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
